Valley Settlement Services, LLC ("VSS") was established in January 2001 and has been serving the New River Valley and surrounding counties ever since. We handle refinances and purchases of residential, investment and commercial properties. We will take you from title search to distribution of proceeds. We offer competitive rates and would be more than happy to give you a free quote on your transaction. All of our work is done in accordance with HUD Federal requirements and the regulations of Virginia's Consumer Real Estate Settlement Protection Act Like all CRESPA-regulated agencies, Valley Settlement Services, LLC is audited annually.
What is a settlement?
A Settlement is a "closing" on a particular real estate transaction, whether it is a purchase or a refinance. At Valley Settlement Services, LLC we feel as if you need to trust your settlement agent and our job is to take a confusing and frustrating process and make it easy for all parties involved. With over 30 years of experience, VSS provides the home buyer, seller and refinancer with the most knowledgeable, experienced, and friendly team in the settlement industry. VSS responds to your needs and will answer your questions in regards to any questions or concerns you may have with your real estate process.
Our Guarantee
At Valley Settlement Services, LLC we believe time is money and guarantee that your settlement will start within 15 minutes of your scheduled time or we will deduct $50.00 from your settlement fee, provided that all parties are on time to closing and your lender has sent the loan closing package 4 working hours prior to the scheduled settlement time.
